In late November of 2018, the Cook Inlet Tribal Council (CITC) Alaska Headquarters fourth floor renovation was just days away from move-in. Every detail was nearly checked off – then the early morning 7.1 Earthquake hit Anchorage on November 30th and all progress was back to zero in a matter of seconds. Quick to jump into action, CITC requested assistance from KPB the morning after to evaluate the extent of damages and upon inspection it was subsequently “red-tagged” by municipal building inspectors. The damage was extensive; from collapsed ceilings to broken furniture, flooding from water and glycol to a complete dislocation of mechanical units in the penthouse, the building was uninhabitable. Within a couple days, KPB helped establish a team of contractors and consultants to quickly restore CITC following the catastrophe.

What once began as a multi-year phased tenant improvement across their four floors now presented CITC with a challenge; but perhaps a blessing in disguise. With nearly 300 staff across eight departments displaced, the improvement would be put in an accelerated concurrent schedule to improve all four floors. However, this gave them a unique opportunity to rethink the way their spaces and teams functioned holistically. While initial repairs and inspections were underway to ensure it would be inhabitable, KPB worked with CITC leadership to identify programmatic issues and optimize workflows and efficiency for their future model.  Given the extent of the damage, nearly every square foot of space was torn down to studs once again, but this time reorganized to better support a collaborative environment that would fluctuate effortlessly to CITC’s needs. By the close of 2019, just barely 12 months beyond the tragic event, the doors opened to welcome staff back into their bright and open new spaces across all four floors.
